There are about 26,481 homes for sale in Maricopa

In Scottsdale there is about 1,749

The pickings are starting to get slim. Is it a time to buy or wait till the next shoe falls?

House Flipping/ Scottsdale

Wow, I can't believe that everyone is talking about Flipping Homes again.
It must be the climate change.

House's are bought and sold everyday. Just there are some people who make money and some that loose it.

As a professional REALTOR, I too am always looking for the deals out there, but alot has to do with capital. I wrote a question the other day about what is a great return for investors?

In Arizona there are some great investments,just need cash and a good leg man.

Kitchen and Baths Remodel

Wow, after reading today's paper and looking at all the adds for Custom Remodeling I had to speak up. There are so many miss leading, I was surprised not to see one that stated you would get an ocean view from your Arizona Kitchen.

Let me give my thoughts of 20 plus years of Experience.

1. Someone has to demo the old
2. Someone has to repair and prep for the new
3. Someone needs to install the cabinets
4. Someone needs to prep the cabinets for counter tops
5. Someone needs to install the new counter top and back splash
6. Someone needs to install the new appliances
7. Someone needs to install new plumbing parts
8. Someone needs to paint, re-pair flooring,clean-up
9. Most important part, someone has to warrant the job like a General Contractor
10. One missing phase of the job,All The Material!!!!!!

If a normal kitchen, and I say normal measures 18 feet long and you get a bid for less than 5k. Be Careful

This is just what I read today, scary.
Looks like the surf is big today off the coast of Az. Looks like a nice day with a right break tube.:)

8% of Arizona Mortgages 60 days late?

Wow, did you guys see that. On Yahoo finance.
I see things getting a little better, alot of people looking at homes. I had a pretty good turn out at my open house last weekend. I think people are just waiting to see if it goes alot lower. I think that the normal buyer has the once in a life time to buy. I also think that sooner rather then later we will start to see interest rates click up.

If you are in the market to buy a million dollar home for 60cents on the dollar, now is the time.

Real Estate, Time to Invest????

Is today a great time to invest in real estate? Not by looking at the stock futures this morning, but yes I think it is. This is a crazy market place,but there are some great deals.
Investors that want to make a cool 20% return can do it all day. I see that we are in the final steps towards the bottom. So many people keep defaulting on their loans that eventually the floor will be made do to prices. The catch to making the great returns in Cash. Cash is king, no 0% financing is going on. If you have the cash you can pretty much name your price. Heres a great one, and I know this home. In 2004 the home sold for 3.6 million and I would say 1.5 million in green backs could buy it today. I think the pool alone is worth about 350K. What a steal, the rich get richer and the poor get obama care.

The House Flipper

Yesterday, I and one of my clients went out and preview homes. There was some real duzzzzie out there. Some of the so call Investors that buy at auction and try and flip the home, they need to get ready for the new coming of time. Hiring some 8 dollar an hour guy to paint, ain't going to cut it any more. I hope that these Investors will be held accountable when they can't sell and want to walk like they have in the pass.

Here in the coming months the banks are trying to put a floor in the housing industry, not allowing everyone to just walk, and I think its great. Hold their feet to the fire.

If you are an investor and want to do it right! Hire a professional!!!!!!!!!

Unique Builders LLC

Unique Builders of Scottsdale Arizona has been doing remodel work on some of the foreclosed homes for his buyers. One thing that we have noticed in most of the homes are bugs.

We suggest that besides hiring a bug man, clean the yard. Alot of homes have been sitting and or have never been really cleaned up. People like the overgrown look, but thats where the bugs hide. Clean around the bottom, get rid of all the dead bush,leaves and then spray your yard. You will have a much better result.

Short Sale vs. Foreclosure

Which is the better choice?

Losing your home is major concern that some of people have. But there are some options that are available to Homeowners.

Foreclosure the Worst. Loan modification ( about 5% can get approved per my resources) Short Sale which is the best way if the 2nd is no option.

Almost any option is better than a foreclosure. Simply stated, do anything you can before this occurs. While a short sale will still have a impact on your credit score, a foreclosure is like the black hole.
A Short sale will lower you credit score by some 200 points but it can be shortly overcome. If at all possible try and keep one or two credit cards and keep them current.

The best tip I can give is don't try to do this alone. Have a professional help you through these trying times. Using a third party member will allow the emotions to stay on a level playing field and should help the process to go smoother, even though its still a unwanted experience.

Backyard Home Owner Project



Neighbor was tired of walking thru the dirt to his shop and wanted to add some walkways without pouring concrete.

After a few hours of work Saturday we got a good start on this do it yourself job. Hopefully next weekend we will be done. This job is a 100 foot long walkway that is winding thru the yard.


All we used was sand, bricks and a little sweat, but its going to be a great improvement to his yard.

As of this morning there are about 24340 houses for sale in Maricopa Co. The average sales per month are at some extreme highs, around 7000 plus.

These are being driven by the cheap prices and the investors buying them up.
