Thinking of Building A New Home

Wow, I cannot believe that 2010 is almost over. What a year of changes we have seen in this crazy market. I think some months ago, I was talking about all the land being bought up. Well you guessed it," Lot prices are on the rise and the good ones are hard to find".

We have been really busy this last couple of months doing small jobs but are starting to see some interest in New Custom builds. We are thinking of starting a couple of homes ourselves that will be for sale come spring of 2011. With all the crazy Gov. spending I am afraid the next hurdle will be higher cost and interest rates. We will just have to see.

Just to report on conditions here in AZ. I am seeing some prices go up, not extremely but never the less, going up.

I was reading some other blogs this morning and some builders are talking about choosing a builder, I had a good laugh this morning. If a person chooses a builder by their web site and picture gallery, they may be in for a big surprise, most so called builders are as talented as their last car salesman job. Now, anyone can get a license, back in the old days you had to show experience, not that being a lighting salesman at HD doesn't qualify you to build a million dollar home. Be careful when picking a builder, heck I grew up doing this and I now have grey hair and still learn everyday.

Home Construction or Foreclosure home?

Last week was the home show here in Az. We had a large interest in home remodeling and some folks coming by and talking about buying some unfinished homes. With all that in mind, we are seeing more interest in building New. Land prices and land locations have always been a tough decision for many people. But just in the last 2 weeks there was over 261 lots in the greater valley of the sun that traded hands. We believe that the people that have always planned on owning a home here are making their move, or at least buying land.

It was funny, for must of my life, my clients have built nice homes from all sizes small and large 10,000 ft plus. Most have been very Conservative when it came to finishes, but then there are those few that have to have the best and have to have the biggest and fanciest builder. Well times have changed, my company can typically beat most builders by 5 to 10% because for one we do not hire someone to manage our jobs. ( 2 ) I the owner and can do every trade, grew up doing every trade, doesn't mean that we do every trade, but we could. So, getting back to what was funny, at the show I was asked how much per sq. ft. to finish a home? My most logical answer was can't say. But after a few minutes and talking with the person I found out that the home was in the frame stage, in Paradise Valley and she wants everything and the home was 8000 sq.ft. My comment to that was at least 200 per foot. She laughed, I laughed and as she walked off I thought to myself, she would be one that would hire a fancy builder over a Conservative builder and think that his painter is better then mine. I just thought this was a funny story and a true one.

Just a short note to the real people out there that are thinking of building here in Az. There is just a few reputable Subs and we all use them, the difference between the way the job looks is how much money you want to spend on the FOO-FOO stuff, and if you use an interior designer.
Lumber is lumber and paint is paint.

Bottom line is, a person can save money by hiring someone that is responsible and has a long track record, like having the same address and phone number and lic# for more than 60 days, my biggest complaint when I bid jobs are people don't talk apples for apples. If a builder cannot produce some kind of a estimate on a home, with a cost break down sheet after talking with a client for about 1 hour, now don't get me wrong, this would be just a rough starting point but a realistic point. That estimate should be produced the very next day. Last but not least, estimates and lot evaluations should always be free.

Land Sales in Arizona are UP!!!!!

Wow, in the last couple of months, land sales are going strong. With all the talk of a bad Real estate market you can't see it in land sales.

All I know is that, everyone that I talk to, land or should I say lots will become in short supply. Why you say, its easy. No one is putting money into development of raw land. Typically it is a 2 to 3 year out look for raw land developers to get their splits and infrastructure in. No one has been doing anything for the last couple of years. So when things do turn, we are going to have a time when lots are of a shortage.

We have a few great lots left and are always looking for deals.

Real Estate and Housing Recovery

I just love it when people keep thinking housing is going to drop a lot lower. I guess the next thing we are going to hear is that we will pay you to take our home.

People talk about the transfer of wealth, well here it is. Now is the only time to buy homes and land at record lows. As a builder, I can not produce these homes even if my guys worked for free. Sooner or later home prices are going to go back to at least a break even on cost. Unless the world comes to the end, who cares then.

As far as I know, I don.t see how you can plant and grow dirt. If you have ever played Monopoly, the person with the most dirt wins........

I know there are problems with the housing market, but Real Estate has always been a great investment if you use you brain and not listen to some YoYO at a dinner party.

Save the world, buy a home and rent it to someone.

Custom Home Building Cost

Cost of building a home is on the rise. We have just re-vising the price of our 3000 plan. The Cost of labor over all is down, but Materials are limited do to a lot of company shut downs, which in turns make the cost go up.

Lumber 30% since 1/2010

Concrete 15% since 1/2010 do to fuel cost.

HVAC 50% since 2007 look out cap and trade

Some things have gone down, but these are some shocking ones that have just surprised me.

Our 3000 plan is building for the same price today as it was in 2007 at the peak of the housing boom. Overall, just like anything, prices year over year will continue to go up or stay some what flat. Can you buy a new 2010 Ford f-150 for less today than in 08. I think not.

Investments In Arizona Real Estate

Investments in Arizona Real Estate are great investment ideas that will complement any portfolio. The ones that bought during the middle of last year are getting the best returns. Our personal investments are well above a 10% CAP.


Is it too late? I don't think so, just need to do your home work. The home prices have seem to hit the bottom, but for someone that is looking for a 3 to 5 year hold there are still a lot of good properties left.

As more and more banks start to work with upside down homeowners, you are going to see the prices start to tick up. Just wait till interest rates go to 5.5 to 6%, you are going to see home prices raise at least 10 to 15%. It will be the mad rush to buy before the 7% rate which is more of normal rate.

If you would have built a home in 2009, say a 3500 square foot single family, and you were to build the same home today March 2010 the cost of your lumber would have gone up 4500.oo dollars.

Lumber is on the rise and soon to follow will be concrete and anything else that is manufactured.

We are in the time where if a person thinks that the prices will get cheaper do to this economy, they are going to get a big surprise. Oh, you can hire non- licensed and non speaking Americans for 9 dollars per hour, and you will get a non-warranted job.

Scottsdale homes are starting to sell. I have been following alot of homes for my clients and they are either one day late or they are having to look for other homes.

Sure there are alot of short sales out there, but if you are interested in buying a home that can close in say 60 days or less, short sales are not the answer.

Another interesting thing is that some banks are trying new programs to allow home owners to try and sell their homes and then receive moving monies. This is a new program that we are part of and I think home prices are going to turn up or stay flat.
